Mold Clearance Testing in the Woodlands

Independent Clearance Assessments from Texas-Licensed Mold Consultants

Mold clearance testing is part of a post-remediation assessment that determines whether completed cleanup meets the applicable clearance criteria. At AQ Testing, we provide independent mold assessment and consulting without performing cleanup on the same property. Our licensed consultants have served The Woodlands and the Greater Houston region for more than 23 years.

This assessment takes place after cleanup, rather than during the initial inspection used to identify mold concerns. We work with homeowners, real estate developers, hospitals, schools, government buildings, and other property stakeholders.

Texas Requirements for Independent Mold Assessment

Texas rules generally prohibit the same licensee from providing mold assessment and remediation services on one project. For regulated projects, a licensed mold assessment consultant or technician must conduct the post-remediation assessment. We focus on assessment and consulting, so we don’t remediate the property we evaluate.

The assessment determines whether visible mold and wood rot have been addressed, the cleanup followed the required documents, and the applicable clearance criteria have been met. A mold remediation protocol is the written scope that identifies the requirements. The work plan describes how the contractor intends to carry out that scope.

Our consultants provide reports and recommendations based on the completed assessment. Property owners and other stakeholders receive documentation from a firm that didn’t perform the cleanup being evaluated.

What Our Post-Remediation Assessment Includes

One of our licensed consultants answers client calls directly to discuss the property and completed cleanup. We offer free estimates for inspection services. Because project conditions and regulatory requirements vary, the consultant can explain what information is needed before the assessment begins.

A post-remediation assessment may include these steps:

  • Document Review: We review the applicable mold remediation protocol and work plan.
  • Work-Area Assessment: We evaluate the completed area, visible conditions, and relevant clearance criteria.
  • Laboratory Analysis: When testing is required, we submit samples for laboratory analysis.
  • Clearance Documentation: We document a passed assessment in a clearance report for the client.

When an inspection includes laboratory analysis, standard results are returned within two to three business days. Rush 24-hour results are available on request. We provide detailed inspection reports within five business days after receiving the laboratory results. These general inspection timelines don’t set the turnaround for every clearance project.

If the project doesn’t pass, the unresolved conditions require further cleanup. Another post-remediation assessment is needed before a passed result can be documented.

Clearance Reports for Property & Legal Records

A passed clearance report records the findings from the post-remediation assessment. It distinguishes work that met the applicable clearance criteria from conditions that still required attention at the time of assessment. This documentation can be relevant to real estate, insurance, and property records following regulated cleanup.

A Certificate of Mold Damage Remediation and the associated passed clearance records may also become part of the documentation maintained after a regulated project. Requirements and responsibilities depend on the project, so we don’t promise that a particular document or result will satisfy an insurer, buyer, lender, attorney, court, or transaction.

We use Matterport Pro3 3D scanning to create a spatial visual record of findings for legal, insurance, and real estate use. We also provide litigation assistance and witness testimony for attorneys handling mold damage and construction defect cases.

Our project history includes:

  • Thousands of single-family homes
  • Hospitals, government buildings, and schools
  • A 288-unit high-rise condominium
  • The personal residence of a U.S. President

This range of work informs how we document residential, commercial, and institutional properties.

When Texas Remediation Rules May Apply

Texas regulates mold assessment and remediation under Texas Occupations Code Chapter 1958 and 16 Texas Administrative Code Chapter 78. A Mold Remediation Notification must be submitted to the Texas Department of Licensing and Regulation when mold contamination affects 25 contiguous square feet or more. Whether a property falls under the regulated process depends on the project facts and applicable rules.

Texas generally allows a homeowner to take samples or clean mold on the homeowner’s own residential property without a license. That exemption doesn’t apply when the property contains 10 or more residential dwelling units. These points provide general regulatory context and aren’t legal advice or a determination that a specific project requires licensed remediation.
